Johor has experienced an uptick in luxury developments in the last five years. Here are the top 5 transacted residential enclaves in Johor Bahru between 2021 to 2022.

With its vast tracts of land, excellent infrastructure, and proximity to Singapore, Johor Bahru is an attractive real estate proposition, especially for the well-heeled.

As Tan Lih Ru, associate director of the Johor Branch of Knight Frank, explains: "Johor Bahru has in recent years witnessed the debut of a few upscale residential developments. Luxury landed residential properties in the state have continued to attract local and foreign high net worth individuals (HNWIs), with the sub-sale prices generally outperforming the high-rise residential segment."

For properties with the highest prices, Tan states that these upscale residential properties generally form part of golf course communities or waterfront developments. As for the premier high-rise residential development, transactions at The Astaka @ One Bukit Senyum match its status as the tallest landmark in Johor Baru with the highest prices.

To illustrate this, Tan highlights the top five transacted residential enclaves in Johor Bahru between 2021 to 2022.

1. The Astaka @ One Bukit Senyum

One Bukit Senyum is a mixed development located at the fringe of Johor Bahru city centre. Leisure Farm is a project by Mulpha Group, one of Australia’s most prestigious real estate and hospitality developers. Spanning 1,765 acres of freehold land, the resort-style township is located in Iskandar Puteri, Johor.
