St. George’s Mansions, a luxury property development by CLP Group and Sino Land, brings contemporary, elegant living to the historical neighbourhood of Kadoorie Hill

The list of sought-after neighbourhoods in Hong Kong include areas with sweeping views of the ocean and quiet havens nestled within the city’s rolling hills, but none of them can match heritage and exclusivity of Kadoorie Hill.

At Kadoorie Hill, tall buildings are replaced by wide boulevards and walls lined with trailing bougainvillaea plants, and the neighbourhood also comes with a history that stretches back to 1930s, when the Kadoorie family bought up the land and started developing it.

The Kadoorie family was a major investor in Hong Kong Engineering & Construction Co., Limited at the time and started to build low-level residences in the area—choosing quality over quantity by building stand-alone and semi-detached homes, bungalows and low-level apartment buildings. As a result, Kadoorie Hill stands out in Hong Kong for its low-density and exclusivity, while Kadoorie family’s stewardship of the area gave it an enviable legacy.

In addition, Kadoorie Hill is close to some of the city’s top schools, such as Diocesan Boy’s School and Mary Knoll Convent School.

And now, Sino and the Kadoorie-owned CLP Group is offering an opportunity for investors to call Kadoorie Hill home with St. George’s Mansions, a three-tower luxury residential development that sits on the same site as the original apartment building in the same name.

Designed by the New York-based Robert A.M. Stern Architects (RAMSA), St. George’s Mansions encompasses 175 apartments across the three towers. There will be five simplex apartments, ranging from approximately 3,300 to 3,600 sq ft, and each simplex will feature a flat roof or roof. Other units will come with two, three or four bedrooms, ranging from approximately 760 to 2,100 sqft in total. Most of the apartments will have sweeping views of Kadoorie Hill’s lush surroundings, while the kitchens will feature cabinets by renowned German brand Poggenpohl and appliances from Miele, Gaggenau and Sub-Zero.

There will also be a Clubhouse with function rooms, gym, yoga studio, children’s playroom and garden area. One of the function rooms is designed by Philip Liao and features both indoor and outdoor space.

Liao himself have lived in Kadoorie Hill for many years and wanted to create a function room that will replicate the experience of living and hosting an event at one of the heritage homes along Kadoorie Avenue.

Sino and CLP Group approached RAMSA as Robert A.M. Stern is a legendary architect who is celebrated for a design approach that retains many of the classical architectural theories, but with a modern touch—making them the ideal firm to design a luxury residential complex in a heritage-rich area like Kadoorie Hill. RAMSA has also built up a stellar reputation over the years, having worked on high-profile and luxury developments around the world.

Stern’s signature mix of modern and traditional elements in his architectural style is the main reason why Sino Land wanted to bring his team onboard for this project, in the hopes of making St. George’s Mansions an unprecedented property development in Sino Land’s portfolio.

The team at RAMSA took inspiration from the surrounding area and crafted an architectural design that will pay homage to the neighbourhood and the fact that many of Hong Kong’s established families have lived in the area for generations.

The façade will feature a Gascogne limestone finishing in a warm beige tone, matched with aluminium cladding along the windows, all to recreate the subtle elegance of the apartment buildings in New York City’s Upper East Side.

“Enveloped by lush greenery, Kadoorie Hill is home to three generations since its development at the turn of the last century. Construction materials have been meticulously selected to reflect the beauty of the dense verdant landscape,” says Bina Bhattacharyya, associate partner at RAMSA.

The team also spent a significant amount of time on determining the proportion and scale of the facade, especially for the entrance that faces Kadoorie Avenue, so that the design blends in with the landscape and will offer residents the same arrival experience as their neighbours around Kadoorie Hill.

Says Grant Marani, one of the partners at RAMSA: “Our design builds out of the existing architecture of Kadoorie Hill. The height and scale of the project differ greatly from the neighbouring houses, which explains the rationale for creating two facades, one towards Kadoorie Avenue and one towards urban Kowloon. The Kadoorie Avenue-facing façade is designed to blend in with the natural comfort of Kadoorie Hill. The other side brings a sense of modernism that echoes the metropolitan setting.”
